Recently I had a house that looked like a tornado that went through it after the renters moved out. I was working out of state for a few months and flew back to decide what to do with it. Then they asked if we could talk again and they were able to offer a price that was close to what I would net with the realtor at the bottom of what we expected the house to sell for. They still did not push for an immediate answer, and I did some more weighing of options. In the end, I decided that it was in my best interest to take the offer and sell the house to them. After we spoke, I had a contract emailed to me within an hour. I heard from the title company the next day. We closed about a week and a half later and they worked around my night shift hours.
